Rental Property Registration

If you have a residential rental property in Arizona used for residential rental purposes, as defined in Arizona Revised Statute (A.R.S.) 42-12004, you must register said property as a rental (Legal Class 4) with the County Assessor pursuant to A.R.S. 33-1902 of the Rental Residential Property law. Failure to do so may subject you to a penalty.

Residential Rental Properties are required to comply with the Landlord Tenant Act pursuant to Title 33, Chapters 10 and 11. If you rent or lease your property to a qualifying family member, you are required to register it as a rental property. Qualifying family is:
  1.  The owner’s natural or adopted child or descendant of the owner’s child. The owner’s parent or an ancestor of the owner’s parent.
  2.  The owner’s stepchild or stepparent.
  3.  The owner’s child-in-law or parent-in-law.
  4.  The owner’s natural or adopted sibling.

You are not required to register the property as a rental if the rental period was three (3) months or less in the preceding twelve (12) months or will not be more than three (3) months in the next twelve (12) months.
